Project Manager Job Description
- Establish and communicate Project Schedule and regularly review and update the schedule detail. Identify issues immediately and all delays possible with responsible trade
- Handle all the buyouts of project trades, materials and equipment
- Ensure the on-time or early delivery of all project components of trades in the planned sequence to allow the Superintendent to efficiently complete the project on time
- Monitor & Evaluate construction progress and trade performance to ensure the projects are completed within the Contract Time
- Provide technical assistance and support to the Superintendent for all project components
- Ability to identify projected construction issues, problems, etc. in a timely manner and assemble the resources to efficiently address these issues
- Execute all steps for timely project close-out
- Manage financial aspects of contracts to protect the client and companies interest
- Detailed analysis and preparation of monthly financial reports
- Prepare and submit monthly Owner pay applications for review and approval by Accounting Department
- Detailed review and approval of all subcontractor pay applications
- Review, verification and approval of all project material invoices
- Prepare all Owner Change Order Proposals and all Sub Contractor Change Orders for review and approval by CM
- Execute timely and thorough review and approval of all submittals from suppliers and subcontractors
- Execute timely and thorough processing of RFI
- Maintain client communication and satisfaction during and after the project
Requirements
- Must have Degree preferably in Engineering or Construction Management
- 5 – 10 yrs of experience in commercial construction
- OSHA 30-hour certification
- Proficient in Microsoft Office Suite (Outlook, Word, Excel)
- Strong Leader and Team Player
- Proficient in Primavera or similar Construction Software
